Description

The Jerusalem District Committee for Planning and Construction has approved 2 plans for the construction of residential complexes in southern Beit Shemesh that include a total of 1,160 housing units. About 200 will be allocated for rental housing and 300 sheltered housing units. Additionally, the plans include a new hotel, a museum and a large commercial and business district for the city of Beit Shemesh.


The first plan is spread over about 195 dunams, north of Ben Zeev Boulevard (near Tel Beit Shemesh and Yishi'i), and includes 530 housing units and will also have apartments allocated for assisted living. The scope of the business district will be 12,000 square meters, along with 10,000 square meters for commercial areas. The final 12,000 square meters will be for public buildings and the new hotel, which will have approximately 200 rooms and the museum, which will portray the history of the "Ma'abarot"- the immigrant and refugee absorption camps from the 50s.


The second plan, initiated by an apartment rental company, is located east of Route 38 between Givat Sharet and Givat Savyon (next to the Eucalyptus Park), covers an area of ​​61 dunams, and includes the construction of 330 housing units - including 200 residential units for long-term rent. In addition, the plan includes 1,165 square meters for commercial areas, 16,900 square meters for public areas, including a

municipal pool and about 40 dunams of parks.


Both plans will follow the renovations of the city's old complexes for urban renewal, as part of the Beit Shemesh master plan. "In its decision, the two plans emphasized the importance of the continuity of open spaces, and the development and accessibility to existing neighborhoods and future residents," the district committee said in a statement.


Now that the plans have been approved by the Jerusalem District Committee, developers and investors will be able to choose to invest in the city and act upon the plans.


Shira Talmi, planner of the Jerusalem District Planning Administration: "The two plans are in line with the master plan promoted in the city of Beit Shemesh. The plans represent the concept of planning for the city, according to which the city's social, cultural and public services must be strengthened."
