Central Beit Shemesh District Moves Forward in Planning Process

The “Central Beit Shemesh” plan, Plan No. 102-1171354, is moving forward through the planning process and is expected to be discussed by the Jerusalem District Planning and Building Committee.

The plan proposes a new district in central Beit Shemesh, in the area between Givat Sharett and Ramat Beit Shemesh. It is designed to create a stronger connection between the older neighborhoods to the north and the newer neighborhoods to the south, while combining residential areas, employment, commerce, public buildings and open spaces.

The plan covers approximately 930 dunams. According to the current planning data, it includes 12,800 housing units.

In addition to housing, the plan includes significant areas for employment and commerce, as well as public buildings and facilities. The published figures include approximately 188,000 square meters of employment space, 81,000 square meters of commercial space, and 259,000 square meters of public buildings.

A Mixed-Use Urban District

The plan proposes residential development alongside mixed-use areas. A central commercial and employment corridor is planned along the main route - Nahar HaDan Boulevard.

The plan also includes a network of open and public spaces designed to connect residential areas, public facilities and the streams surrounding the area. Neighborhood parks and open spaces are also planned, together with pedestrian routes and connections throughout the district.

Areas with archaeological significance are also included in the plan and are being addressed in coordination with the Israel Antiquities Authority.

Meanwhile: 1,141 Additional Housing Units in Ramat Beit Shemesh D

Alongside the Central Beit Shemesh plan, another plan known as the “Ramat Beit Shemesh D Infill” plan is also being advanced.

The plan focuses on undeveloped areas within neighborhoods D-1, D-3, D-4 and D-5, proposing 1,141 additional housing units across 17 undeveloped sections.

The plan also includes approximately 14,850 square meters for commercial and employment uses, as well as a 2.2-dunam site for a public transportation terminal.

Still in the Planning Process

It is important to note that both plans are still in the planning process. The expected District Committee discussion is one stage in the process and does not constitute final approval for construction.

The Central Beit Shemesh plan is currently listed as “under planning review” in the planning database.

The figures presented in this article therefore describe the proposed scope of the plans, rather than housing units that have already received final construction approval.

The Central Beit Shemesh plan is a major planning initiative that could have a significant impact on the city’s future development. However, additional statutory planning and approval stages will be required before the proposed development can be implemented.
