The plans for the project "North of the stream - the Tegart complex" in Beit Shemesh have been approved.
The plans for the expansion of the industrial area in northern Beit Shemesh, promoted by the Israel Lands Authority, were approved for submission to the District Committee for Planning and Construction in Jerusalem.
The plan is for the development of the western area of the Sorek-Noham industrial zone, where the Beit Shemesh Police Station is, just off Route 38. It includes three sub-areas:
~ The current industrial area, where some buildings will be demolished and new ones built;
~ The Beit Shemesh Police Station area with the historic 'Tegart' building intended for preservation;
~ An area with archaeological finds designated as a public open space next to the Kesalon Stream, for leisure and enjoyment.
The plan includes approximately 3,000m square meters for public buildings, about 26,700 square meters for commercial use, around 33,200 square meters for employment, and 280,000 square meters of open space.
The planned buildings will be between 7 to 9 stories high for employment, craftsmanship, and high-tech offices.
The Beit Shemesh Police Station area includes the Tegart building, a British police structure dating back to Mandate Palestine. The historic building will be preserved, with an addition of up to 12 stories around the plot and a single 24-story building. The Tegart building is designated for public use, leisure, and recreation, while the surrounding buildings are intended for employment, high-tech companies, and commercial use, connected to the internal courtyard.
There are more than 60 Tegart forts in Israel, dating back to pre-State Israel, and they are named after their designer, the Irish police officer and engineer Sir Charles Tegart.
The planning and management of the project are led by architect Michael Wind from the firm 'Ari Cohen – Michael Wind Architecture and Urban Planning'.
The Planning Manager for the Jerusalem Region at the Israel Land Authority, welcomed the decision to submit the plan, which adds commercial, employment, and public space to Beit Shemesh and will contribute to the city's ongoing development, to the benefit of its residents.
