An analysis of Yad2 data for apartment rentals reveals that Beit Shemesh has seen the sharpest increase in rental prices for 4-room apartments.
In Beit Shemesh in the June data, there was a price increase of 17.3%, bringing the average rent to 5,689 NIS per month, compared to 4,850 NIS in December 2023.
Data for the national average rent for 4-room apartments was 5,683 NIS per month, compared to 5,494 NIS in December 2023, and increase of only 3.4%.
The rent increases were different for tenants who renewed a contract - only 2.2%, and for new tenants, where rents increased by an average of 4.2% by comparison.
The cities where the biggest increase in rental prices for 4-room apartments was recorded were Beit Shemesh, Netivot and Modiin. You can see the full chart above.
The analysis is based on the ads for apartments for rent all over the country that appeared on the Yad2 website during this period. Prices were checked in June 2024 compared to December 2023, both nationally and by cities, for 4-room apartments and 3-room apartments (without special homes such as penthouses, private houses, etc.)
It should be noted that in the second half of 2023 and through the start of 2024 there were decreases in the rent due to the war and low demand. Since March 2024, prices have started to rise, but in some cities the gaps have not yet closed. From past experience, from the apparent trend in prices and the behavior of the rental market in the summer months in general, it is possible that in the coming months we will see further increases in rental prices.
